How we charge

In Germany there is no fee scale for privately instructed experts; the fee is agreed freely. So that you know where you stand beforehand:

€150 per hourplus VAT, for work outside the packages; cost cap in writing, exceeded only with your approval.
Fixed pricesfor the packages described on each service page – binding after a short call.
Travel includedwithin Berlin; Brandenburg by distance, quoted beforehand.
VATprices for private clients include 19 % VAT; prices for companies and property managers are net.

Remote clients

We coordinate access with agents, property managers and tenants, inspect on site and debrief you by video call. The report arrives as a PDF – you do not have to fly in for a viewing.

Your advisers

Lawyer, notary, bank or tax adviser: we write so that they can work with the report, and we join a call if it helps. We do not give legal or tax advice ourselves.

German building terms you will meet

Abnahme
Formal acceptance of the construction work. It starts the limitation period for defect claims, and from then on the client has to prove a defect.
Mängelanzeige / Mängelrüge
Written notice of defects with a deadline for remedy, addressed to the company you have the contract with – not to the architect or a subcontractor.
Gewährleistung, Verjährung
The period in which defect claims can be enforced: as a rule five years for buildings under the German Civil Code (BGB), four years under the VOB/B, counted from acceptance.
VOB/B
Standard terms for construction contracts. They apply only if they have been agreed in the contract.
Bauträger
A developer who sells a property together with the obligation to build it. Payments are due in instalments as construction progresses.
Sondereigentum / Gemeinschaftseigentum
Your own unit versus the common parts of the building, which belong to all owners together (Wohnungseigentümergemeinschaft, WEG).
Hausverwaltung
Property management company acting for the owners' association or for a landlord.
Grundbuch
Land register. Section II lists encumbrances such as rights of way or rights of residence; section III lists mortgages and land charges.
Baulastenverzeichnis
Register of public easements kept by the building authority. It is not part of the land register and has to be requested separately.
Energieausweis
Energy performance certificate. It must be presented when a building or flat is sold or let.
Beweissicherung
Documentation of a building's condition on a given date – for example before construction work next door or before repairs.
Selbständiges Beweisverfahren
Independent evidence proceedings: a court has an expert answer specific questions, before or outside a lawsuit. The court chooses the expert.
Gutachten, Sachverständiger
Expert report, expert. The title Sachverständiger is not protected in Germany – ask about qualification, subject area and professional liability insurance.
Mietminderung
Rent reduction for a defect in a rented flat. Whether and by how much rent may be reduced is a legal question for a lawyer or a tenants' association (Mieterverein).

Frequently asked questions

Do you write reports in English?

Yes. Reports, offers and calls are available in English or German, on request in both. Where a German term matters legally – for example Abnahme (acceptance) or Mängelanzeige (notice of defects) – we keep it in brackets so that the other side recognises it.

Can you deal with my German landlord, developer or property manager?

We coordinate access with them and can explain our findings on site. We do not negotiate on your behalf and do not give legal advice; letters to the other side come from you or your lawyer.

What does it cost?

Each service page lists packages with guide prices. Work outside the packages is charged at €150 per hour plus VAT with a written cost cap. Travel within Berlin is included. Prices for private clients include 19 % VAT.

Do I have to be there for the inspection?

Not necessarily. A tenant, agent or property manager can let us in; we debrief you by video call and send the report as a PDF.
