Several flats affected, the split between common and private property (Gemeinschafts- und Sondereigentum) unclear, drying company and insurer disagree. You need findings you can rely on towards owners, tenants and the insurer.

Owners and tenants

A dispute about the cause, the scope of the repair or a rent reduction. You need a basis that does not come from the contractor who is selling the repair.

Insurers and loss adjusters

Cause, extent, necessity and reasonableness of measures and costs – structured to your template, with photo documentation and a clear separation of findings and assessment. More under courts and insurers (German).

What we examine

  • Damage pattern and moisture distribution – affected components and layers, spread in walls, ceilings and screed, insulation layers
  • Source of the water – supply pipe, waste water, rainwater, condensation or moisture in the structure; leak detection via specialist firms if required
  • Documentation before the strip-out – the condition before floor finishes are removed and drying equipment is set up; the basis for any later dispute
  • Drying concept – method, duration, measurement records, success check; whether insulation-layer drying is possible or removal is unavoidable
  • Scope of repair and costs – what is necessary, what goes beyond it, cost range for reinstatement
  • Consequential damage – mould, odour, load-bearing capacity of wet timber joist floors, electrical installation
  • Hazardous materials in older buildings – pointers to asbestos or man-made mineral fibres to be checked before the strip-out
  • Documents – riser plans, maintenance records, damage reports, photos from the first hours, correspondence with insurer and contractors

What you receive

A report with findings and photos, the cause and its likelihood, the technical split between common and private property, an assessment of the drying and repair concept, a cost range and a check of the quotes or invoices you received. Understandable for owners, robust towards insurers.

What we do not do

We do not dry or repair and have no stake in any remediation company. Leak detection and laboratory analysis are carried out by specialist firms that we coordinate. Cover and settlement are decided by the insurer, claims are a matter for your lawyer – we provide the technical facts.

How it works

  1. Report and documents. Describe the damage and send photos, damage reports and – if available – your correspondence with the insurer. We tell you what should stay untouched until the visit.
  2. Site visit before the strip-out. Two to three hours: record the damage pattern, measure the moisture distribution, identify components and layers, narrow down the source. In rented flats we coordinate access with the occupants.
  3. Assessment. Cause, extent, necessity; check of the drying concept, quotes and measurement records.
  4. Report and support. Report within seven working days. On request we attend control measurements and the acceptance of the repair and check the final invoice.

Fixed prices after a short call; the scope described is included. Travel within Berlin included. For property managers, companies and insurers prices are net, on request by time with a written cost cap.

Before the strip-out, not after

What was not documented cannot be established after the repair. That is why we come before the drying equipment is up and record the condition the way a court would expect. Reports for insurers and courts follow the same standard – you get the same documentation, only on your behalf.

Frequently asked questions

May drying start before the surveyor has been?

Limiting the damage, yes; removing the evidence, no. Turn off the water, remove standing water, protect furniture, photograph everything and report the damage to the insurer straight away. Removing floor finishes, opening components and setting up drying equipment should wait until the condition is documented – otherwise the cause often cannot be established later.

Who instructs the survey in an owners' association?

Usually the property manager on behalf of the association, because damage to common property affects several owners. Whether a resolution is needed and which funds pay for it depends on the community rules and German condominium law; the property manager clarifies that with a lawyer. In the report we separate common and private property technically so that costs can be allocated later.

The insurer is sending its own expert – do I still need one?

The insurer's expert works for the insurer. If the findings differ from your view – on cause, extent or necessity of measures – your own report provides the technical counterpoint. Many policies provide for an expert procedure (Sachverständigenverfahren) in which both sides appoint an expert. Whether that applies to your policy is for your lawyer to check.

How quickly can you come?

For fresh damage usually within three working days, because the condition has to be documented before the strip-out. Tell us in your enquiry whether drying or removal work has already been announced; we plan the visit accordingly.

Do you also carry out leak detection?

Locating hidden leaks is done by specialist firms. We coordinate them if needed, assess their results in the report and relate them to the building components. Leak detection is charged separately.
