Who it is for

International investors

Apartment buildings, mixed-use buildings and small portfolios. You need a technical risk picture, a capex plan and a report your bank and your lawyer can work with – without flying in for every viewing.

Private buyers

A house or a flat in Berlin, often the largest purchase of your life. You want an engineer at your side during the viewing and a clear written answer: buy, negotiate or walk away.

Lenders and asset managers

Condition and maintenance backlog as a basis for financing decisions, refurbishment budgets and hold/sell strategies – independent of brokers and contractors.

What we examine

  • Structure and envelope – load-bearing walls, ceilings, cracks, settlement, façade, balconies
  • Roof and drainage – covering, flashings, gutters, attic, signs of leaks
  • Basement, damp and mould – rising damp, waterproofing, ventilation, salt efflorescence
  • Building services – heating, electrics, water and waste pipes, lifts, age and remaining life
  • Fire safety and escape routes – visual check of the obvious risks in multi-unit buildings
  • Energy and refurbishment duties – energy certificate, insulation, obligations under the German Buildings Energy Act (GEG)
  • Documents – building permits, register of public easements (Baulastenverzeichnis), land register section II, maintenance and inspection records, protocols of the owners' association
  • Maintenance backlog – what has been postponed, what it costs and when it becomes urgent

What you receive

A report you can act on: executive summary with red flags, findings per building part with photos, defects classified by urgency (immediate · 1–3 years · 4–10 years), cost ranges for repair and refurbishment, a 10-year capex plan, a document checklist with gaps and the technical points you should raise with your lawyer or notary. In English; German on request.

What we do not do

We do not broker, we do not build and we are not paid by the seller. We do not give legal or tax advice – we give you the technical facts that your advisers need. Opening of building parts and laboratory tests are arranged separately if a finding requires them.

How it works

  1. Call and documents. A free 15-minute call: object, questions, timeline. We send you the list of documents to request from the seller.
  2. Site inspection. We coordinate access with seller, agent or property manager and inspect all accessible areas – with you or on your behalf. Usually within five working days.
  3. Red-flag summary. Within 48 hours you know whether anything speaks against the purchase or must change the price – before your reservation expires.
  4. Report and debrief. Full report within seven to ten working days, followed by a call to walk through findings, costs and next steps.

Can you inspect the property if I am not in Berlin?

Yes. We coordinate access with the seller, agent or property manager, inspect on site and debrief you by video call. The report is written in English; German on request.

How quickly can you deliver?

An inspection date within Berlin is usually available within five working days. For due diligence we send a red-flag summary within 48 hours of the inspection and the full report within seven to ten working days. Express dates on request.

What if the seller does not provide documents?

We tell you which documents are missing and what that means. Some can be obtained from the authorities, for example the register of public easements (Baulastenverzeichnis). Missing documents are listed as a risk in the report.

Is the due diligence also a valuation?

No. The report assesses condition, risks and costs. For a first value range you can use our free calculator; a formal market valuation is a separate task.
