Mould survey in Berlin – find the cause before anyone repaints.

Mould (or mold) is a symptom. We establish whether a thermal bridge, moisture from the structure or the use of the flat is behind it – with measurements, a calculation and a report that tenants, landlords, property managers and insurers can all follow. In English, with the German terms your landlord will recognise.

Who it is for

Tenants

Your landlord says you do not ventilate enough; you think the wall is simply too cold. An engineer's measurement settles the technical question – and gives you and your lawyer or tenants' association (Mieterverein) something solid to work with.

Landlords and property managers

Mould returning after redecoration, several affected flats, the split between the owners' association and the individual owner. You need the cause, the right order of repairs and the cost – as a basis for decisions and instructions.

Buyers

Mould at a viewing or in the cellar of the flat you want to buy. Is it a ventilation issue or a building issue? Find out before you sign – as part of a pre-purchase survey or on its own.

What we examine

  • The growth – location, extent, relation to the construction; use class of the rooms according to the mould guideline of the German Environment Agency (UBA)
  • Construction and thermal bridges – build-up of walls and junctions, calculation of the temperature factor (minimum thermal protection to DIN 4108-2)
  • Indoor climate – temperature and humidity at the visit; on request logging over two to four weeks
  • Surface temperatures and dew point – where the humidity at the surface reaches the critical 80 % and why
  • Moisture in the structure – moisture inside walls or floors as a sign of a leak, rising damp or failed waterproofing
  • Heating and ventilation – heating pattern, window ventilation, ventilation system, furniture against external walls
  • Documents and history – year of construction, insulation, replaced windows, earlier repairs, letters and reports
  • Further methods – thermography, material samples and microbiological analysis via specialist firms and laboratories where the question requires it, charged separately

What you receive

A report with findings and photos, the cause or causes with their likelihood, the split between building and use, a remediation recommendation in the right order, a cost range and practical advice on heating and ventilation. Usable as a party expert report in a dispute – in English, German or both.

What we do not do

We do not carry out remediation and do not refer you to remediation companies. We do not give legal advice – rent reduction (Mietminderung), who pays and deadlines are matters for your lawyer or tenants' association. And we do not write reports to order: the result is fixed once the measurements are evaluated, not before.

How it works

  1. Call and photos. Describe the growth and send a few photos. We tell you which package fits and quote a fixed price.
  2. Site visit. 1.5 to 2.5 hours: record the growth, measure indoor climate, surface temperatures and moisture, note the construction. If needed we leave data loggers for long-term measurement.
  3. Evaluation. Calculation of the thermal bridge, comparison with the measured climate, assessment against the standards and the UBA mould guideline.
  4. Report and debrief. Within seven working days of the visit, or after the end of long-term logging. Then we go through findings, cause and remediation with you.

Frequently asked questions

Building defect or poor ventilation – can a survey decide?

In most cases, yes. We calculate whether the wall reaches the surface temperature it needs and compare that with the indoor climate that actually occurred. Only both together allow a conclusion. Where both play a part, we say so – with proportions and reasons.

What should I do before the visit – and what not?

Do not clean, paint over or move furniture away. Photograph the growth with the date, note since when it has been visible and how you heat and ventilate, and gather documents such as year of construction, refurbishments, earlier repairs and letters. We need access to all rooms of the flat.

Will the report help with a rent reduction or in court?

A party expert report is the submission of the party that presents it; a court has to consider it but usually appoints its own expert. Rent reduction (Mietminderung), who pays and deadlines are legal questions for your lawyer or tenants' association. We provide the technical basis so that it stands up to scrutiny.

May I remove the mould myself?

According to the mould guideline of the German Environment Agency (UBA), small, superficial growth up to about half a square metre can be removed by healthy people themselves. Larger areas, growth inside the structure and rooms used by vulnerable people belong in the hands of a specialist company – after the cause has been found, otherwise the mould comes back.

Does insurance pay for the survey?

Building insurance usually only pays if the mould results from an insured event such as a burst pipe. Then a water damage survey is the right route. Mould caused by thermal bridges or by the use of the flat is usually not insured.
