New-build inspection and snagging – an engineer on your side.

Building a house or buying a new flat from a developer (Bauträger)? We inspect the work at the stages when building parts are finished but still open: foundations, shell, airtightness, before the screed, before acceptance. After every visit you receive a report that separates findings from assessment – and for the acceptance (Abnahme) a snagging list that holds.

Who it is for

Buyers from a developer

Acceptance of your flat and of the common parts is the moment when the burden of proof and the deadlines shift. We inspect beforehand, record defects with reservation and attend the appointment. Payments to a developer are due in instalments as construction progresses – a visit before an instalment shows whether the stage has really been reached.

Self-builders with a general contractor

You have a contract with specification and payment plan, but nobody who checks the work in your interest. We read the documents, come at the decisive stages and tell you what you can approve.

Owners renovating

Roof, façade, bathroom, basement: existing buildings hold more surprises, and the junctions with existing parts decide whether everything stays tight. We check before it is covered up.

What we check – and when

  • Before construction – technical review of contract and specification (Baubeschreibung), working drawings, soil report, thermal insulation certificate; from these the inspection plan
  • Foundations – soil as described in the soil report, blinding layer, position of reinforcement, waterproofing suited to the water exposure, pipe penetrations
  • Shell – dimensional accuracy and flatness to DIN 18202, masonry and concrete, slabs, junctions, concrete cover
  • Building envelope – insulation, vapour control layer, window junctions, roof; airtightness to DIN 4108-7, blower-door test via a specialist firm while the envelope is still accessible
  • Before the screed – pipe routing on the slab, insulation layer, edge strips, waterproofing in bathrooms
  • Before acceptance – surfaces, function of building services, completeness of documents (certificates, test records, energy performance certificate)
  • Acceptance (Abnahme) – attendance, snagging list with photos and reservations, pointers to deadlines
  • Before the warranty expires – inspection some months before the end of the limitation period, so that defects can still be notified in time

What you receive

After every visit a report with construction stage, findings, assessment and recommendation, including photos of the parts that will soon be covered. A defect list with urgency, a completed acceptance protocol, pointers on the technical basis for releasing payments and a template for the notice of defects. Questions by phone between visits are included in the package.

What we do not do

We do not run the site and do not instruct the contractors – that stays with the site management and your contractual partner. We do not prevent defects; we make sure they are noticed earlier and documented. Legal consequences, withholding payments and deadlines are for your lawyer. Comprehensive site supervision as client's representative (HOAI work stage 8) is offered separately.

How it works

  1. Documents. You send contract, specification, drawings and schedule. We read what is owed and tell you what to watch out for on this particular site.
  2. Inspection plan. We fix the inspection stages and inform the contractor – together with you. Visits are called off by construction stage, not by calendar.
  3. Visits. Check of dimensions, junctions and details, photo documentation, measurements via specialist firms where needed. Report within three working days.
  4. Acceptance and follow-up. Pre-inspection, snagging list, attendance at the acceptance appointment; later a check of the remedial work and an inspection before the warranty expires.

We come while it is still open

The value of construction monitoring depends on timing: what lies under the screed cannot be seen once the screed is in. That is why we plan visits by construction stage and keep call-off windows free. Site supervision and expert reports on construction defects are part of our work – we know where it gets expensive later.

Frequently asked questions

Is my own surveyor allowed on site?

Accompanied by the client, as a rule yes; many construction contracts expressly provide for access. We recommend informing the contractor of the planned inspection dates before construction starts – it takes the edge off the visits and makes coordination easier.

How quickly can you come?

Building parts are often finished and still open for only one or two days. In the package we therefore keep visits available within 48 hours of your call; single visits are booked by availability, usually within five working days. Tell us the expected construction schedule and we plan the windows in advance.

How does this differ from site supervision under the HOAI?

Site supervision (HOAI work stage 8) is the designer's ongoing construction management with site diary, scheduling and invoice checks. Construction quality inspection is an additional, sample-based check on your behalf. Comprehensive site supervision as the client's representative is offered separately by quote.

What happens if you find defects?

You receive the finding with photo, assessment and recommendation in the report. The defect has to be notified in writing to your contractual partner, not to the tradesperson on site; our notice-of-defects generator produces the German letter. Whether and how you may withhold payments is a question for your lawyer.

Is an acceptance inspection worth it when buying from a developer?

Especially then. With acceptance the burden of proof shifts, and known defects have to be reserved in the protocol. With a developer, your own unit and the common property are accepted separately; we attend both and tell you what belongs in which protocol.
