How the calculator works
- Property type and address. Choose a single-family house, two-family house or apartment building and enter the address. The standard land value (Bodenrichtwert), its zone, the residential location class and the locality are looked up automatically from Berlin's open data – no third-party service is called.
- Plot and building. Only what the Berlin model needs: plot area, building type, basement, storeys, roof, year of construction, building condition and size – for apartment buildings the floor areas and net cold rents.
- Result with calculation path. You receive a value range under the cost approach (§§ 35–39 ImmoWertV) or the general income approach (§§ 27–34 ImmoWertV) using the current cost-approach factors and property yields published by the Berlin Committee of Valuation Experts (Gutachterausschuss) – every step with its formula and legal basis.
What the indication delivers
The calculator is model-conformant (§ 10 ImmoWertV): it applies the same normal construction costs, remaining useful lives, operating costs and land value reference dates that the committee used to derive its factors. The result is a transparent, non-binding orientation for owners, prospective buyers and international investors in Berlin.
What it does not deliver
No inspection and no check of the building fabric, defects, building services, contaminated land, public easements (Baulasten), listed status or rights in the land register. The indication is not an appraisal and not a market value determination under § 194 BauGB – not suitable for lending, court, tax or as the sole basis of a purchase decision.
Technical due diligence and on-site inspections in Berlin
Where the calculator stops, our work begins. As civil engineers we inspect the property on site – structure, roof, façade, basement, damp and mould, building services, maintenance backlog – and review the documents: building permit, register of public easements (Baulastenverzeichnis), section II of the land register, energy certificate, minutes and protocols. You get a reliable assessment of the risks and the costs to expect before you buy, sell or finance. We communicate in English and German.

Frequently asked questions
Is the value indication an appraisal?
No. It is based on publicly available market data and your input, without an inspection. A market value appraisal under § 194 BauGB requires an expert to examine the property and its documents.
Why does the calculator use the standard land value as of 1 January 2024 rather than the current one?
The committee's cost-approach factors and property yields 2025 were derived with the land value as of 1 January 2024. Factor and land value only fit together with the same reference date (model conformity, § 10 ImmoWertV). The current land value is shown for information.
Which data is transmitted or stored?
None. All input stays in your browser; the page sets no cookies and uses no tracking. The browser only loads the market and address data from this website. Only when you use the request button does your e-mail program open with the key figures.
Why is there no value for my address?
The calculator only returns a value where the Berlin model is statistically validated: residential building land, former districts with published cost-approach factors, and the validated ranges for plot size, building size, land value and rent. Outside of that – and for condominiums – it states the reason and offers an individual assessment.
